What is the Energy Performance Diagnosis (EPD)?

What is ECD used for?
  • The DPE is used to assess the amount of energy and greenhouse gases in a dwelling (or building).
  • The DPE must be carried out at the initiative of the landlord.
  • The lessor must have this diagnosis carried out by a certified professional.
  • The lessor must integrate the DPE into the technical diagnostic file (DDT).

Which dwellings are covered by the ECD?
The DPE must be carried out in all dwellings, except those occupied less than 4 months a year.

Who should carry out the ECD ?
ECD must be performed by a certified diagnostician.

What is the price of ECD? 
The price of the DPE is not regulated, the rate may vary depending on the professional.

What should the ECD contain?
The ECD must contain at least :
  • Characteristics of the accommodation and description of its heating equipment, domestic hot water production, cooling, ventilation.

  • Indication of the annual amount of energy consumed or estimated for each category of equipment.

  • Assessment of the amount of greenhouse gas (GHG) emissions related to the annual amount of energy consumed or estimated.

  • Information on renewable energy produced by installed equipment.

  • Classification of the dwelling (Energy label) taking into account the climatic zone and altitude, carried out according to the annual amount of energy consumed or estimated in relation to the surface of the dwelling for heating, cooling, domestic hot water production, lighting and heating, cooling, domestic hot water and ventilation auxiliaries. 

  • Classification of the dwelling (Climate label ) taking into account the climatic zone and altitude, carried out according to the quantity of greenhouse gas emissions related to the surface of the dwelling (or part of it) for heating, cooling, domestic hot water production, lighting and heating and cooling auxiliaries, domestic hot water and ventilation.

  • Recommendations to improve energy performance (e.g. window insulation), accompanied by an assessment of their cost and effectiveness.

  • Last report of the periodic inspection of the boiler or annual maintenance certificate.

How long is the ECD valid?

The validity period of the ECD is 10 years.

However, DPEs carried out between 1 January 2018 and 30 June 2021 are valid until 31 December 2024.

The ECD must mention that the diagnostician has the skills required to carry out the diagnosis.
